project leasing & tenant representation
Tenant lease agreements, ground lease agreements, and development, management and leasing agreements are negotiated by Triad on behalf of the ownership. We focus on creating value for the ownership entity through negotiation of favorable leases by being sensitive to both landlord and tenant objectives, as well as knowledge of the lease’s impact on the project’s capitalization and value. To create value, triad considers not only initial rent, tenant allowances and term, but also effective utilization of space, load factors, expense collection, expansion provisions, renewal and purchase options and subleasing rights.
